21 new homes to be built in Market Weighton

Plans for 21 new homes to be built in Market Weighton have been given the green light by East Riding Council. The development will be accessed from Medforth Street, in the North West of the town.

The application details plans for a housing developing to be established on a vacant site to the west of Medforth Street. After having originally submitted to the council in April 2024, the application has now approved despite a number of objections.

The approved plans propose building the homes on a area of land that planning document say was “used as a compound for the construction of the new health centre on the adjacent land.” The land in question is currently accessed via Becklands Park rather than Medforth Street itself.

The development is set to be a mixture of 2, 3, and 4 bedroom homes. Due to the area’s requirement of having 25% affordable housing, 5 of the homes will be allocated as such.

Plans say the homes will be in a “relatively simple structure” with a new access road set to be established off Medforth Street which will create a U-shape. An area dubbed “open space” will be established towards the centre of the site. This will “give a sense of openness and provide attractive views of the new homes,” according to plans.

The plans suggest further developments could be in store for neighbouring land as the access roads at the eastern and southern boundaries of the development are described as a “possible future link.” As the land beyond both “possible future links” is vacant, future development would perhaps be unsurprising.

Much of the objection for the homes surrounds the aforementioned health centre, which sits on Medforth Street. One resident of the street left an objection on the council’s planning portal stating: “The current access to Medforth Street is inadequate to deal with the traffic that the housing, medical centre and the town’s only chemist shop bring. While I have no objection to more housing the access to this development must not rely upon the Northgate Vale entrance to the estate.”

Somewhat similarly, another member of the public stated that the health centre “regularly message to say they are experiencing extremely high demand and if we are ill to call 111 or go elsewhere. This shows the doctors cannot cope with the high numbers of residents of Market Weighton without adding and more.”
